utility and repair costs. We believe that service
agreements should be customized to address the
problems we see most often, and to your business
individually. Our comprehensive service agreements
are designed to reduce the possibility of an air
conditioner or heating breakdown; reduce utility and
repair costs; provide preferential emergency
service, should the need arise; and maintain or
enhance the current level of comfort. One of our
goals at Comfort Zone is to keep our customers
happy, and we design our service agreements with our
customer's satisfaction foremost in mind.
Our plans can be made to include preventative
maintenance, including seasonal checks of your
equipment, and the routine changing of filters.
What kind of savings does the customer receive with
a service agreement? Small things add up quickly
such as utility bills or repair costs. Some air
conditioning and heating problems can DOUBLE
operating costs without adding any comfort. Up to
80% of compressor failures could be eliminated if
the problems that led to the failure were repaired
in a timely manner. Refrigerant should never need to
be replaced. If it must be added every year, an
expensive leak is present that should be repaired. A
dirty evaporator, condenser, and blower could
increase air conditioning or heating costs by 50% or
more. Just one hundredth of an inch of dirt on an
evaporator coil can reduce efficiency by 5%.
Un-repaired small problems can lead to very
expensive repairs.
Depending on the current condition of your
equipment, a service agreement may pay for itself
several times over in energy savings alone.
According to studies by the Louisiana Cooperative
Extension Service and Gulf States Utility Company,
you can SAVE up to 30% a month on your utility bill
by making sure your heating/air conditioning system
is cleaned and serviced regularly. The study
concluded that proper air conditioning/heating
maintenance can increase comfort, lower operating
costs, increase system capacity, and ensure longer
equipment life. A service agreement is always
beneficial because of the savings in utility and
repair costs.

During routine maintenance the following is covered:
- Air filters Change cotton pleated filters quarterly.
- Belts Make sure theyre in proper working order, have correct tension and are changed as necessary.
- Coils Check the condition and make sure coils are cleaned once a year.
- Compressors Confirm they are using the correct voltage/amps.
- Condenser fans Confirm they are using the correct voltage/amps.
- Contactors and starters Inspect to be sure theyre in good working order.
- Controls Perform self-test operations if available.
- Drains Be sure the condensate drain and drain line are clean and free from any obstructions.
- Economizers Confirm operation.
- Electrical connections Check and tighten as necessary.
- Evaporator fan motor Confirm proper working order.
- Heat exchangers Inspect for fatigue or cracks.
- Humidifiers and dehumidifiers Confirm all humidity control systems are operating correctly.
- Leaks Make a visual check for leakage of air, gas, refrigerant or water.
- Limit switches Check for correct operation of all switches and safeties.
- Motor bearing Lubricate as needed.
- Noise Check for any unusual operating noises, and resolve any problems.
- Operating temperatures Confirm the RTU has proper change in temperature across the coils.
- Refrigerant Make sure there is a proper charge according to the manufacturers recommendation.
- Superheat Check and confirm.
- Thermostats Confirm proper operation
